Overview

The City of Las Vegas Building and Safety division provides building permit services. Confirm city jurisdiction before applying; use the City’s permit service rather than assuming a Las Vegas mailing address identifies the reviewing authority.

Choose your permit route

The City separates applications requiring plans from permits without plans. Use its electronic plan-preparation and application instructions for plan-based work. Commercial building permits must be obtained by a Nevada-licensed contractor.

Submission checklist

Identify the property, complete scope and whether the permit requires plans.
Prepare electronic drawings using the City’s electronic-plan instructions.
Gather the application documents and contractor information required for the selected permit.
Check the Building and Safety resource library for project requirements and applicable code amendments.

Application and review

Follow the appropriate online application link, submit the required documents and track the permit through the City’s existing-permit services. Use the linked payment service for assessed development permit fees.

Codes and local amendments

The Building and Safety Resources code tab provides city code-adoption materials, amendment documents and industry notices. Confirm the filing date and applicable transition with the City; regional amendment documents alone do not establish a city adoption.

Owner-builder and licensing rules

The City’s issuance instructions require a licensed contractor for commercial permits. Residential owner-builders must meet primary-residence eligibility and provide ownership documentation; a residence owned by an LLC does not qualify for the stated owner-builder exemption. Check the state classification for the work and the City business license before issuance.

Common intake pitfalls

Do not use the no-plan route for work outside the published list.
Do not send payment based on the estimator: connection and impact charges may be additional.

Inspections and closeout

The building permit page links inspection scheduling, inspector contacts and the permit card. Keep the approved plans and permit card onsite, arrange inspections at the required construction stages and confirm completion and occupancy requirements with Building and Safety.
